Call meeting to order

  • 4:16pm

  • Confirmed Board Meeting we have 90mins from Windermere

Housekeeping

  • May Meeting Minutes approved by Lincoln

    • 2nd by Thomas

  • June Meeting Minutes approved by Lincoln

    • 2nd by Dave

  • Water installation needs to be pay back operating from reserves

    • $24,222.13

Budgeting Report

  • Reimbursing operation funds, in the amount $75,383.45 from reserves

  • Transfer amount of Lennar check of $39,712.68 to reserves

Late charges

  • Going to Legal:

    • Lot 13 -  20425 SE 258th Pl

    • Lot 105 - 20716 SE 256th St

  • Lot 55 - Board has agreed to waive late fee after the April 13th payment

  • Waive the charges for Lot 75 and Lot 101

  • Lot 7 - Board has agreed to waive late fee for yard on September 2022

  • Lot 156 - Board is willing to waive the July late charges, as long as account is brought current.  Once $1000 threshold is reached Legal will be notified

Unfinished Business

  • Expansion Agreement for Maple Hills V

    • Thomas approves the Expansion Agreement

Landscaping

  • Tract G and L100 - Western said there were no leaks, but heads were broken

  • L100 - Wednesday, Hectors is going to ruff up the dirt and Thursday, Western is going to re-hydro seed

    • Schedule a meeting with Western to walk the area

  • Tree Replacement:

    • Move forward with revising quote

  • Dave needs reimbursement for party city in the amount $60.71

  • Reviewing the Maple Hills non-compliance letter for next board meeting

    • Both Board Member Dave Jenks and Thomas Grissom have votes to invoke Article 6.11, for ongoing failure to comply with maintenance of property and move forward with sending letter of completion of side yard including bark and removals weeds by 9/1/23.

  • ACC request were skipped, may need to replace one of the members
